You're almost there.
The paperwork is nearly complete.
Closing is approaching.
Then comes the final walk-through.
This is an important opportunity for the buyer to take another look at the property before closing.
The purpose isn't to start the entire inspection process over again.
Instead, the buyer generally wants to confirm that the property is in the condition expected under the contract and that agreed-upon items have been addressed.
Buyers may look at things such as:
- Whether agreed repairs were completed
- Whether the property is substantially as expected
- Whether included items remain
- Whether there are obvious new issues
- Whether the property has been left as agreed
Why does this matter?
Because a lot can happen between the day you make an offer and the day you close.
The final walk-through gives the buyer another opportunity to verify the condition of the property before completing the transaction.
It's one of the final steps before the keys change hands.
Don't rush through it just because you're excited to close.
Take your time.
