Selling Your Home During the Holidays? Why It Can Work in Your Favor

by Lucas Gonzalez

"We'll list in the spring when the market heats up."

I hear this every fall, and it makes sense on the surface. Spring is the traditional selling season. But here's what many homeowners don't realize: when everyone waits for spring, everyone lists at the same time. More homes for sale means more competition for every buyer's attention.

In Central Florida especially, listing between November and the New Year can work in your favor. Here's why, and how to do it right.

1. Less competition means more attention

Fewer homes come on the market during the holidays. That means buyers who are actively looking have fewer choices, and your home stands out instead of getting lost in a crowded spring market.

Think of it like a store on a quiet weekday: fewer shoppers, but the ones who walk in are ready to buy, and you have their full attention.

2. Holiday buyers are serious buyers

Nobody tours homes on a December weekend for fun. Buyers out looking during the holidays usually have a reason and a deadline:

  • A job relocation starting in January
  • A lease that's ending
  • Wanting to settle in before the new school semester
  • Tax or financial timing before year-end
  • Retirees making their move to Florida

Fewer casual "just looking" visitors means more productive showings and stronger offers.

3. Florida's winter brings buyers to us

Here's a Central Florida advantage: while much of the country is shoveling snow, our weather is perfect. Winter brings visitors, snowbirds and relocating buyers who want to see homes in person while they're here. Many of them decide on the spot that they want to make the move permanent.

4. Your home can feel its warmest

Soft lighting, a wreath on the door and the smell of something baking help buyers picture themselves celebrating holidays in your home. That emotional connection matters.

How to list during the holidays (the right way)

Keep décor simple. A tasteful wreath, a small tree and a few seasonal touches. Skip the 12-foot inflatable and the crowded mantel. You want buyers to see the home, not the decorations.

Take photos with care. Listing photos may stay online into January and February. Either photograph before decorating, or keep the décor minimal so photos still look fresh after the holidays.

Set clear showing windows. Block off family days and give buyers predictable times. Serious buyers will work around a reasonable schedule.

Price it right from day one. Holiday buyers are careful and well-informed. An accurate price based on recent nearby sales gets attention fast; an overpriced home sits through the holidays and looks stale in January.

Keep it clean and bright. Days are shorter, so turn on every light before showings and open the blinds.

Plan your move. If you're also buying, map out the timing now. Florida homeowners moving within the state should ask about Save Our Homes portability to carry property tax savings to the next home.

Common worries (and the reality)

"Won't I get lower offers in December?" Price is driven by supply, demand and condition, not the calendar. With less competition, well-priced homes can still attract strong offers.

"I don't want strangers in my house during the holidays." Fair, and you're in control. Limit showing times, require pre-approved buyers and take a break on the holidays themselves.

"What if it doesn't sell by New Year's?" Then you're already on the market, polished and priced, when January buyers start searching.

Not ready yet? Start planning anyway

Even if you plan to sell in 2027, a free home value report now tells you where you stand, what to fix and when the timing makes sense.

I'll give you a pricing plan built on recent nearby sales and a showing schedule that works around your holidays, with no pressure either way.
